This is a real escape from it all destination! Casa Agio is a handsome and well appointed 'casa padronale' farmhouse offering spacious accommodation, with its own private swimming pool and charming little church with painted murals. This stone farmhouse has been beautifully restored to a very high standard whilst retaining many original features including polished pianelli floors, a working stone fireplace, chestnut beamed ceilings, double aspect rooms with high ceilings and long views. Outside there are extensive terraces to catch the sun all day long, a working walk-in bread and pizza oven, garage and a range of outbuildings including a small deconsecrated private church with altar, pews and seating for 12 people. The internal fixtures and fittings are beautiful and give the villa a wonderful homely feel. Enjoying a hill top position very close to the beautiful walled city of Sansepolcro (birthplace of Piero de la Francesca), Casa Agio nestles in the lovely lower foothills of the Alpe Della Luna (mountains of the moon) region, and is set in 20 acres of grounds with gardens, orchard, olives vines and woodland. The property offers stunning 360 degree views to Umbria beyond and Tuscany below. It is a quiet and tranquil country setting ideal for children and a family holiday yet conveniently close to the many cultural, artistic and culinary delights which attract visitors to Italy. The Davies family, July 2010Inside The ground floor, formerly the cantina, is accessed by double French doors from a wide pergola covered terrace which runs across the front of the house. The well-equipped kitchen is a large and airy room with a wonderful chestnut beamed ceiling. It is designed with an island workstation sink unit in the middle with dishwasher and a built-in range of chestnut cupboards, fridge/freezer, gas hob and electric cooker, with stone-built cooker surround and granite working surfaces. The walls boast antique dresser shelving units and the whole effect is a very pleasing working environment which cooks will find a delight. This room opens on to the dining room via a wide stone archway. The dining room, which also opens onto the terrace, has a large antique oak dining table seating 12 and a range of antique mountain and country furniture enthusiastically collected by the present owner from local antique fairs. At the back of the ground floor is the old winery now housing the washing machine and wine vats now no longer in use. The wonderful dining terrace which runs the length of the house is partially shaded by a clematis and vine covered pergola. The long reclaimed wooden dining table seats 8 to 10 with quality teak seating a perfect place for long leisurly lunches out of the midday heat. The gated stairs lead up to a wonderfully cool family sitting room at first floor level which is an ideal place to play games, listen to music, relax and read or chill out in front of the large TV with DVD player. There are three comfortable sofas, lots of books and a wood-burning stove for the cooler months. Five of the bedrooms are on this floor. The largest sumptious bedroom is double aspect with long views and has a beamed ceiling, king-size sleigh bed and en-suite bathroom with bath. There are 2 more large double bedrooms, both with king sized beds. Two further twin bedded rooms overlook the church and share the family bathroom with fabulous views as you laze in the bath. Outside As one sweeps up the hillside to this house you get a real sense of ‘getting away from it all'. The beautiful garden is a mix of low level terraces and well tended lawns, the native trees add shade to the garden through out the day giving you serene places to stop and ponder the beautiful views. The grounds also boast outdoor play equipment for the children and an enclosed pool with a poolside gazebo, a perfect set up for those of you who want to soak up the hot Italian sun whilst those of your party that need a little shade can stay out of the heat. To give you the authentic Italian origins of this once working farm there is an original walk in bread oven and also a small beautiful deconsecrated church to explore.

Southern Tuscany is a wonderful place to stay and bring children. Italians adore youngsters and you may even get to have a meal in peace as the owners whisk your children off to play with others or just be pampered as if they were their own. There are some amazing places to visit: Arezzo, Sansepolcro, Assisi, Cortona, Sienna and of course all those wonderful vineyards.
The surrounding hillside towns and villages provide plenty of parks for children to roam about in. The small town of Arezzo is well known for its Etruscan origins. It is a beautiful hilltop town and it produces the most beautiful gold jewelry in Italy. Approximately just over an hour’s drive away is Lago Trasimeno with its beautiful beaches and warm lake. You can rent cycles or just relax on the beach whilst the children are playing. Alternatively you can head off to the coast which is only 2 hours drive away. Italian beaches tend to be very well organised (like those on the Cote d’Azure) with sunbeds, showers and cafes - so ideal for families. Before booking, please read about Realistic Expectations.
